I Love Superior, CO...Here is some food for thought

Sell My House… Seriously!?!


I know selling a home seems to be a generally daunting task, and in present times, it may seem nearly impossible.
To better appreciate where our market stands today it is important to compare where we have been and where we are going.

Superior has experienced the following :



This does not mean that from here on out there will be smooth sailing. However it is encouraging that buyers are coming around and embracing the incredibly low Interest Rates, yet at the same time there have been 4.7% fewer homes sold in the periods mentioned above.




Let us not forget that Boulder County is not in the same boat as many other parts of the country. Positives to consider:
  • Addition to the population via more jobs in the Renewable Energy and Technology Sector
  • Nearly no Builder inventory and very responsive supply and demand
  • Incoming relations leads to decrease in supply and increase in demand yielding a price increase.
  • Distressed sales (i.e. foreclosures and short sales) are less than 10% of our Market in Boulder County.
Selling is practical and may even be a strong option for you; it often comes down to appropriate and pro-active marketing strategies, a Real Estate Agent who will take the time to make your home stand far above the rest of the inventory (I offer free staging and organization to ALL Listings! Ask me for Before & After pictures, I’d love to show you!), and a Real Estate Agent who will listen to your needs and genuinely HELP! I am also proud to donate 5% of all my commissions to the Ovarian Cancer Research Fund (http://www.ocrf.org/).

I finally succumbed to yet another lure of modern day technology... I am now on the "Twitter" (as those kids call it.  Wait I'm not that old... and there are much older people that have been on it WAY longer than me!!)

Halloween Extravaganza... It's Quickly Approaching!!

I have always loved Halloween!  Not so much for the scandalous costumes donned by Teenage and older ladies nor the ridiculously inappropriate costumes donned by the guys...

More so for the unbelievable fun kids have; I guess mainly from a sugar-high and the ability to stay up later than usual... I know those were my favorite!

As part of Mock Realty, I am blown away by the AMAZINGLY RIDICULOUS Halloween Extravaganza they have put on for so many years for kids and their families in Boulder.

So here is the break-down... Local businesses, Agents, and Staff at Mock Realty donate, decorate and have way to much fun helping give local children a Halloween experience they will never forget (in a good way)!

This is my first Halloween Extravaganza with Mock Realty and I cannot wait!  I am not revealing what I will be or what the office I am decorating will have... But of course it will be so much fun!!

It's really almost Labor Day!?!

As yet another month flies by, Labor Day is quickly approaching...  That means those last few vacations before the end of summer... Kids are back in school, CU students are invading Boulder at an exponential rate, and Real Estate agents are making that huge push before the cold weather begins to roll in.

If you are staying local for Labor Day I have a fine suggestion if you are looking for festivities to take part in.

The City of Louisville (just East of Boulder) is hosting their 75th (yes, 75th!) Annual Fall Festival over the Labor Day weekend (September 3-6).  There are many fun and entertaining activities going on on ranging from a Dog Show to a Pie Baking Contest to races along the Coal Creek trail.

I highly recommend attending any or all of the festivities over Labor Day weekend if you are going to be around.  I cannot start to explain the adoration for Louisville (the running trails, the numerous new restaurants that have opened on Main Street, the Coal Creek Golf Course, Streets Fitness (my favorite gym!)... I could go on and on), so if you procrastinated on making plans, why not stop by Louisville and see what it is all about?

A Little can go a LONG way!

It seems that one of the major topics of discussion around the office, real estate blogs, and newsletters has been home staging.  It is true that some buyers prefer a vacant home so that they can visualize their own furniture in the home; there seems to be an over-whelming consensus that adding furniture and appropriate accents (a.k.a staging) to a home for sale can:

  • Increase the selling price of the home

  • Decrease the number of days the house stays on the market for sale

  • Add warmth, modernity, and purpose to an often desolate room or space

  • Allow buyers to visualize how various furniture pieces can fit into a room (example:  "Oh... a king size bed really can fit in the master!")


    Regardless if your home is vacant or if you are still residing in it, there are numerous options and techniques  than can help expedite the sale of your home:
    • ORGANIZE the space!
      • Clearing clutter can go a very, very long way.  It is relatively easy and inexpensive to put those unneeded items into a storage unit, unfinished basement areas, or any other place that is less imposing than the middle of the dining room
    • Totes!  I love tote bins... large or small, bring 'em on!
      • Great way to store more valuable items that you may not want to just throw in a box that could get water damage (especially if in a storage unit)
    • Add decorative pillows, vases, clean towels, candles.  These warming items are inexpensive (if you are a savvy shopper) and go a long way!
      • If your home is vacant, adding a few furniture items (i.e. a bed to the master, dining room table, a couch or chairs to the family room) can really help.
    • Painting an accent wall or if you can the kitchen can transform rooms like you couldn't believe... It can go from a plain Jane white house into an amazing contemporary home with even a few walls of neutral accent paint.  Going crazy with the colors (i.e. Lime green, navy) can often turn away some potential buyers.

    These are just a few of my thoughts on staging and helping a room or space be just a little better.
